This is a short, easy-to-read synopsis of a broad, complicated subject. If you are thinking about getting into rental property as an investment, this will give you a general outline and introduce you to the most important terms and concepts. It contains at least 99 cents worth of information and things to think about.The author's major premise is that rental property is a income-generator that you can access using other people's money. He cites as proof the fact that Donald Trump's fortune started with a loan of $1,000,000 from his father. Of course, your father may not HAVE a million dollars and even if he does, he may not be willing to loan it to you. The author is aware of this sad fact and suggests that you might have to find another relative or friend who "wants to make something on his investment, but who may not be as greedy as established loan facilities." I don't think that banks are "greedy" but they prefer to loan money to those who will repay it. My understanding is that private investors make riskier loans than a bank would approve and their interest rates reflect it. He also floats the possibility of taking out an equity loan on your house to finance rental property. Equity in your home may be "dead money" as he claims, but it's the only savings most Americans have and pulling it out is risky. You might end up as rich as Trump or you might end up living in your car.However you get your funding, you'll need to consider many factors. As the author points out, rental property only makes a profit if it's rented at a rate that covers your loans. Location, condition of the building, and consumer demand determine how easily your units will rent and at what price.
